Building Out Over A Slope

A hillside deck is a structural engineering project with a wooden floor on top, and treating it as anything else is how the bad ones happen. The whole load of the finished structure, everything on it and the lateral force of anybody leaning on the rail all travel down through posts into footings that have to reach soil capable of holding them. On a canyon slope that soil is often several feet below the visible surface, and above it sits fill, decomposed granite or material that moves when it gets wet. That is why every elevated project we take on starts with a soils question and usually with a licensed structural engineer, before any conversation about board colour. We build across the Palisades canyons, the Brentwood hills above Sunset, the Beverly Hills lots north of the boulevard and the sloping backyards throughout Mar Vista and West LA. The work covers second story decks off an upper floor, multi-level structures stepping down a grade, cantilevered viewing platforms, and the tall post-and-beam framing that carries all of them. Why Use Us On A Slope

Hillside work is the part of this trade where cutting a corner does not show up for years and then shows up all at once. The three failures we get called out to are always the same: footings that never reached bearing soil, posts set into the ground instead of onto concrete, and lateral bracing that was never there at all. Each of them passes a casual look and none of them survives a wet winter and a decade. We bring in a licensed structural engineer where the height or the slope calls for it rather than guessing, we dig to bearing rather than to a number that fits the budget, and we build the lateral system the drawings call for even though nobody will ever see it. We have been working these slopes since 2006 and we know which streets hide fill.

Reasons To Build On The Slope

Hillside projects usually start from one of these:

Most of the lot is unusable

A canyon property can have a large garden on paper and almost no flat ground in practice. Building out over the slope is the only way to turn that area into somewhere you can put a table, and it is far cheaper than regrading.

There is a view worth pointing at

Across the Palisades, Brentwood and the Beverly Hills lots north of Sunset, the reason for the structure is the horizon. Stepping levels down the slope drops the seating below the sight line so the view opens rather than being fenced off.

The existing posts are moving

Sway when you walk on it, visible lean in a post, or soft wood at the base where a post meets the ground are all structural warnings. On an elevated deck these are urgent rather than cosmetic.

The upper floor has a door to nowhere

Plenty of hillside houses have an upper-storey door or a set of French windows opening onto a drop. A second story deck turns that into the best room in the house, and it needs engineered framing to do it.

Water is running under the house

A slope that channels rain towards the foundation is a problem that a properly built deck and its drainage can improve. One built without drainage makes it worse.

You are being told the lot is impossible

It usually is not. It is usually a lot that needs drilled piers, a real engineer and a builder willing to price the work honestly rather than one hoping to avoid the whole subject.

How A Hillside Build Runs

Soils, engineering, plan check, then the build. The paperwork is longer than the carpentry.

1. Site visit and slope assessment

We look at the grade, what is exposed at the surface, how water currently moves across the site, and whether existing structures nearby suggest fill. That determines whether a soils report is needed and what class of foundation to expect.

2. Engineering and drawings

A licensed structural engineer sizes the posts, beams, lateral system and footings against the soil report and the design loads. We produce the architectural set alongside it, so what gets submitted is one coherent package.

3. Permit and plan check

Hillside properties attract an additional review layer, which adds weeks. We file, respond to corrections and keep you informed about the real calendar rather than the hopeful one.

4. Foundations, framing and finish

Drill or dig, pour, inspect. Then posts, beams, joists and the lateral bracing, inspected again before the surface goes on. Boards, guards, stairs and lighting follow, then final inspection.

What a slope actually changes about the build:

Deck footings and foundations

Poured pad footings work on stable, level ground. Piers go deeper for greater capacity. Drilled caissons handle serious loads and deep fill. Helical piles get screwed in where access is too tight for a rig or where excavating the slope would be unwise. The soil report picks, not the budget.

Elevated and second story decks

Height multiplies everything. Longer posts need lateral bracing to stop the structure racking, beams get deeper, and the guard rail has to resist a real load at the top of a long lever. Second storey work also puts far more demand on the house connection.

Cantilevers and viewing platforms

Extending the surface past the last beam is what puts a deck out over a slope without a forest of posts under it. The overhang is limited by the joist size and species and it is an engineered number, not a judgement call.

Lateral bracing

Knee braces, diagonal bracing and hold-down hardware are what keep a tall structure from swaying. They are invisible, they are the first thing left off a cheap build, and their absence is what makes an old hillside deck feel alive when you walk on it.

Deck post replacement

Posts buried directly in soil wick water and rot from the bottom. The repair is to jack the structure, cut back to sound timber, pour a proper footing and reset the post on a standoff base so it never sits in water again.

Deck joist repair

Joist ends soften where they meet the ledger, which is where water collects. Sistering a new member alongside the damaged one restores capacity without dismantling the whole frame, provided the ledger itself is sound. If it is not, the ledger comes off and gets rebuilt and flashed.

Drainage and erosion

A structure built over a slope changes where rain lands and where it runs. Getting that wrong concentrates water at the footings or against the house. We grade, drain and where necessary plant the area beneath so the hill stays where it is.

Fire zone construction

Much of the Palisades and the canyons sit in a Very High Fire Hazard Severity Zone, which brings ignition-resistant requirements for exterior structures. Heavy hardwood, mineral-based composite and enclosed underdeck framing all perform better than open framing with a wood skirt.

What A Hillside Deck Costs

Slope work sits at the top of the $15 to $75 per square foot band and can pass it, because the foundation and the engineering are both real costs before a single board is bought. What moves it:

  • Foundation type. A pad footing is inexpensive. Drilled caissons and helical piles are specialist work with specialist equipment, and they are what deep fill requires.
  • Height. Taller posts, deeper beams, more bracing and more guard rail all scale with how far the structure stands off the ground.
  • Structural engineering. A licensed engineer, and often a soils report, are separate professional fees that we coordinate and pass through at cost.
  • Access. Canyon streets are narrow, some sites take no truck at all, and material that has to be carried or craned in is a labour line rather than a footnote.
  • Number of levels. Each step down the slope carries its own footings, framing and guard rail.
  • Fire zone requirements. Ignition-resistant materials and enclosed underdeck framing cost more than the standard build in the flats.
  • Plan check duration. Hillside review takes longer, which is time rather than money, but it is time worth planning around.

Every quote is fixed and includes the engineering coordination, the permit and the inspections. Frequently Asked Questions

Can you build a deck on a steep slope?

Yes, and it is a large share of what we do here. What changes on a slope is the foundation and the framing rather than the finished surface. Posts get taller and need lateral bracing, beams get deeper, and the footings have to reach soil that can carry the load, which on a canyon lot can mean drilled piers or helical piles rather than a poured pad. Anything significantly elevated needs a licensed structural engineer, which we bring in and coordinate.

What kind of foundation does a hillside deck need?

It depends entirely on what is under the surface. Stable native soil at a reasonable depth takes poured concrete pad footings. Deeper or looser material needs piers or drilled caissons. Where the slope is steep, the fill is deep, or access is too tight to bring in a rig, helical piles get screwed in instead. On any of these the depth is set by a soils report and the engineer, not by what is convenient to dig.

How can I tell if my hillside deck is unsafe?

Walk on it and feel for movement. Sway or bounce on an elevated structure usually means missing or failed lateral bracing. Push firmly on the guard rail at the top of a post; it should not flex. Look at the base of every post where it meets the ground, and press a screwdriver into the wood. If it goes in easily, that post is rotting. Look at the ledger where the frame meets the house for gaps, rust streaks or lifting. Any of those is a reason to call before using it again.

Do you replace rotted posts without rebuilding the whole deck?

Frequently. The structure gets temporarily supported, the failed post is cut back to sound timber, a proper footing is poured underneath, and the post is reset on a standoff base so the end is never sitting in water again. The same approach works for joist ends, which get sistered with a new member alongside the damaged one. Whether that is worth doing depends on the ledger and the footings, and that is what the site visit establishes.

How much longer does a hillside permit take?

Expect an additional layer of review, which in practice adds three to six weeks over a flat-lot application. On top of that, the engineering and any soils work has to be complete before the package can be filed. Realistically a hillside project runs eight to fourteen weeks from first call to final sign-off, and the crew is only on site for two to four of those.

Do fire zone rules affect what you can build?

In much of the Palisades and the canyons, yes. Properties in a Very High Fire Hazard Severity Zone carry ignition-resistant construction requirements for exterior structures near the house. That steers material selection towards dense hardwood, mineral-based composite and enclosed or fire-blocked underdeck framing, and away from open framing with a wood skirt.
